COURTYARD COTTAGE - ACCESS STATEMENT General Information Courtyard Cottage is located on Hopyard Farm, a former dairy farm located in the Usk Valley. Hopyard Farm is three miles from Abergavenny which has a train station and bus station. Local buses run to the village of Govilon. The cottage is situated in the left hand corner of the courtyard. Converted from a large stone barn the cottage offers accommodation for fourteen guests. Parking Cars can be parked close to the front door of the cottage to aid loading and unloading of luggage. Flagstones by the door are flat and level. Ample parking available in the courtyard and behind the cottage. Surface of courtyard is generally uneven and rear of the building is laid in coarse gravel. Back door of the cottage is accessible from behind the building via 4 large,wide steps. The kitchen/diner also has a door to the courtyard. Front Entrance Door width 82cm. Threshold step 5cm Wooden ramp available on request Coir matting in the doorwell. Leads directly into a large lounge with wooden laminate floor. Back Door Door width 83cm. Threshold step 16cm Leads out to private rear garden - a flat patio area with a steep ramp (93cm wide) leading up to a grass area. Four steps lead from the patio area up to grass section. Rotary washing line located at the top of the flagstone ramp. Gateway through to the children's play equipment and trampoline which is located on a gently sloping lawn. Turning right out of the back door - patio area gives access to the rear parking area and games room down four large flagstone steps. Living Area 20ft x 20ft Main living area is accessed by the front and back doors. Lounge area has three large sofas (seat height 46cm) Large screen television with DVD player and basic SKY package. Remote controls for all. An open tread wooden staircase leads upstairs. Located against the wall with banister on left-hand side 7 steps up to a half landing. Stairs turn and proceed up further 7 steps with banister both s ides. Each step -76cm wide and 19cm From the lounge a small area given over to storage cupboards (including heating boiler) and free-standing fridge/freezer. The tiled floor leads through to the kitchen-dining room. Kitchen/Dining Room 34ft x 10.5ft Entrance from the living area through a stone walled archway 104cm wide. **Small step 3cm into the kitchen ** Kitchen is laid in black tiles. Work surface height 92cm Large range cooker with 5 halogen cooking rings, two ovens and grill - Range hight 93cm. Dishwasher and fridge both inergrated under counter units. Kitchen area drops down a level with a 14cm step into a laminated dining area. Central table in the dining room approx 9ft x 3ft Ground Floor Bedrooms Family Bedroom Leads directly from lounge . Door width 77cm Double bed: height 53cm. Access both sides. Bedside cabinets and lamps both sides. Single bed: height 53cm. Access one side. Ensuite bathroom. Door width 82cm with sliding door. Small threshold 2cm on to non-slip tiled floor. Bathroom measures 9ft x 5.5ft. Level deck shower on one wall- controls at height 113cm. Folded shower seat at height 52cm. Sink height 79cm Toilet height 47cm Twin Bedroom From the living area. Door width 71cm. Bed height 53cm. Dressing table height 78cm Shower Room Located off the lounge area. Door width 71cm Toilet height 42cm Small hand basin height 81cm Electric corner shower. First Floor Carpeted throughout. Light switches at height 128cm. Wooden and wrought iron balustrade encloses staircase. Natural light provided from floor to ceiling windows behind the staircase. Upstairs Bedrooms Family Bedroom Double bed; height 53cm. There is cycle hire on site and we can arrange tandems, trikes, trailer bikes and hand propelled bikes that have been specially designed for disabled people.
