Trevyr Barn – Access statement Access: The barn is situated on a quiet country lane and is approached through a gate leading off the lane. Parking: There is parking for two cars on a gravel area directly outside the barn, next to the lawned garden. Entrance to barn: A stone-flagged bath (very slight uphill gradient) leads from the parking area to the entrance to the barn. Entry is directly through a double door into the sitting room, requiring a small step over the door frame. There is an exterior light by the entrance. Internal circulation The downstairs flooring is Travertine stone throughout (underfloor heating, in- room controls). From the sitting room a door leads off into the hallway, from where the utility room and downstairs shower/toilet can be reached (level floor). Two steps lead down though a wide opening into the kitchen/dining room. Oak staircase with handrail on left leads up to the first floor landing. Kitchen/dining room Large kitchen/dining room with table seating 6 (can be extended to 8). Standard height kitchen work tops, drop down oven doors. Stable door leading out to private cobbled courtyard (level threshold, exterior light). Upstairs layout Family bathroom and three bedrooms, (two double, one with bunk beds), leading off first floor landing. Level oak floors throughout upstairs. All rooms centrally heated (thermostatic radiators). One downstairs shower room with step-in shower with sliding screen, toilet and wash basin. Upstairs bathroom with toilet, wash basin, bath and handheld shower. Mobile telephone reception is poor in this area. Hypo-allergenic pillow and duvets in all bedrooms Smoke alarms situated in the ground floor hallway, and upstairs on the landing at the top of the stairwell. Windows in all bedrooms open fully to allow emergency exit. Fire blanket and fire extinguisher in kitchen.
